701 Kingsway is located on the corner of Fraser Street and Kingsway in an area of Mount Pleasant adjacent to McAuley Park and popular high street along East 15th Avenue within the Broadway Plan area. The property is a complex shape with 3 active frontages and an L-shaped lane. The program includes a mixed use tower and a two-storey pavilion separated by a significant Privately Owned Public Spaces (POPS), and generous common spaces on level 2 of the pavilion and on the tower rooftop. The overall vision respects the scale of the East 15th Avenue high street, contributes a POPS to the local public space network, and develops the 3 “front” streets with human scaled, active spaces including retail.
